History
The
Goldstar Group, based in Bethesda, MD, was formed in 1995 to focus on value creation
through opportunistic situations within the commercial real estate industry.
Focusing on assets in the Mid-Atlantic region, we have been investing on behalf
of our clients including discretionary Goldstar Real Estate Funds I & II—dedicated
capital sources for commercial acquisitions, institutional capital investors
(opportunity funds, life insurance companies, etc.) and high net worth individuals.
We have developed strong relationships
with the local brokerage network, key sellers of real estate and international
financing sources which allow us to capitalize on local market opportunities.
Goldstar is a boutique firm and as such operates in a nimble and efficient manner,
while offering the in-house experience and capabilities of a large firm.
In
the mid-1990s, Goldstar advised major investment banks on their commercial real
estate loan portfolios, bridging the gap between real estate operators and Wall
Street investment banks. The firm acted as asset manager of major loan portfolios
with total values well in excess of $250 million.
This process prompted Goldstar to create a multi-family management company in
Phoenix, AZ to better manage the five assets (3,000 units) that needed to be
foreclosed upon to achieve maximum value for the client. Those management assignments
quickly led to additional opportunities, and Goldstar decided to purchase, reposition
and develop commercial assets in the Washington, DC Metropolitan region. Shortly
thereafter, Goldstar started the first of a series of discretionary funds providing
co-investment capital to purchase “value add” real estate deals with institutional
partners. Goldstar has been the lead partner on over 1.5 million square feet
of commercial assets since focusing on this product type in the late 90’s.
